Certificates issued by us

These are the documents/certificates issued by us to certify the structural load-bearing capacity of the specified wall. They are reviewed by civil engineers, specifically structural engineers, in building construction.

While we strive to provide accurate and professional evaluations, we make no representations or warranties, express or implied, regarding the legality, validity, or acceptability of this Certificate in your jurisdiction.

It is your responsibility as the recipient of this Certificate to understand and comply with the laws, regulations, and standards pertaining to structural assessments in your jurisdiction.

Before acting on the information provided in this Certificate, you should consult with an appropriately qualified local professional and/or legal counsel to ensure that this Certificate meets all necessary legal and regulatory requirements in your jurisdiction.

We are not liable for any loss, damages, or penalties suffered as a result of the use of this Certificate in a jurisdiction where it may not meet local laws, regulations, or standards. You agree to indemnify and hold us harmless against any claims, losses, liabilities, damages, costs, or expenses arising out of or in connection with the use of this Certificate.

We guarantee that our assessment regarding whether a wall is load-bearing is accurate based on construction standards. If our assessment is found to be incorrect, we take full responsibility. If your jurisdiction requires the engineer to hold a license or similar to carry out investigations as to whether a wall is load-bearing or not, then it is up to you to find out. We do not hold any such license or similar document.

Construction guidelines & Wallinspector’s responsibilities

As the client, it is incumbent upon you to obtain any requisite permits from relevant municipal authorities or property owners before initiating the specified construction measures. The investigative certificate provided by Wallinspector serves as an advisory document. When undertaking operations such as hole-making or removal of walls deemed to be non-load-bearing, the executing party bears the responsibility to adhere to stipulated guidelines. For the client’s assurance and safety, we advocate for a comprehensive documentation of the entire procedure, from initial temporary bracing to the final wall removal or hole-making.

The designation “non-load-bearing” is predicated on our analysis of construction drawings and signifies that there is no discernible evidence to suggest that the wall plays a structural, load-bearing role. However, particularly in older structures, it’s conceivable that a wall, while not originally intended as load-bearing, may inadvertently assume such a function over time. It’s noteworthy to mention that Wallinspector has not conducted inquiries specifically into walls that have unintentionally acquired a load-bearing status.

The potentiality of fissures or cracks arising during operations on non-load-bearing walls, unintentionally load-bearing walls, or during the modification of an intentionally load-bearing wall cannot be completely negated. Correct procedural execution, even with aptly dimensioned beams, doesn’t categorically preclude the manifestation of minor cracks, either immediately post-operation or subsequently. This phenomenon can be attributed to the inherent redistribution of forces whenever a wall alteration is effected. Consequently, the structural load will invariably seek alternative pathways to its foundational support.

Should any cracks materialize on adjoining properties, the onus of responsibility rests with you. It is therefore of paramount importance to conduct a thorough inspection of adjacent areas, including neighboring properties, prior to any wall alterations. Should any discrepancies, like cracks, be identified, we strongly advise clients to promptly notify the affected neighbor and to meticulously photograph these anomalies. This ensures there is no subsequent misattribution of pre-existing structural defects as newly emergent ones.

Wallinspector maintains a robust liability insurance policy. In the unlikely event of errors stemming from investigations executed by Wallinspector, these will be diligently examined and redressed by our affiliated insurance provider.”
